Paul and Fran Townsend offer bed and breakfast accommodation in their 16th Century Yeoman's Farmhouse. We are located on a south facing hillside on the edge of the peaceful village of Satterthwaite in the Lake District, some four miles south of Hawkshead, in the beautiful Grizedale Forest with its "black" grade mountain bike trail. Pepper House, named after William Pepper who farmed here in the early 1600's, is a Cruck-Frame building dating from 1570, with big oak beams and thick stone walls.

Here we offer comfortable bed and breakfast accommodation for up to five guests in this characterful house, set in the heart of Grizedale. Satterthwaite is close enough to central Lakeland for ease of access to the more famous fells, whilst maintaining its 'off the beaten track' appeal for the discerning visitor in search of genuine peace and quiet.

The popular Lake District village of Hawkshead with its Beatrix Potter attractions is only four miles away. Your hosts Paul and Fran have been running a b&b in the area for many years and are keen Lakeland enthusiasts.

Pepper House offers two guest bedrooms - a standard double and a super-king double - all with modern shower, WC and handbasin facilities.
All rooms are centrally-heated, and have hairdryers and tea/coffee making facilities.
There are plenty of books in all the rooms, and guests are most welcome to borrow them.
Hi-speed wi-fi is available in all rooms.
Downstairs are two comfortable lounges, one with television, and both with real fires in cooler weather.
The dining room has one large table around which we all sit, so guests can enjoy convivial conversation over breakfast, or merely gaze at the wonderful view over the valley.
A discount of 10% off the standard accommodation rate applies to stays of seven nights or more.
All our food is prepared in our own domestic kitchen.
We do sometimes cook with nuts and whilst we take every precaution, we cannot absolutely guarantee that dishes will be completely nut-free.
Therefore if you have any food allergies, please discuss with us before booking.
We do not take children under eight years of age; over that age they are welcome and are accommodated in their own separate room(s) at full rates - we do not have family rooms.

Our nearest village with any shops, including Post Office and Chemist, is Hawkshead, 4.5 miles away.
Banks are in Ambleside, 9 miles to the north; there is a "hole in the wall" facility in Coniston, 7 miles away.
Approaching from the North, via Hawkshead - from Hawkshead village centre, turn right at the T-junction signed Lakeside, Newby Bridge.
The road then bends sharp left round the playing field; after 1/4 mile take the first right turn (after the Motorbody garage), for Grizedale Forest.
Go Ape is an award-winning high wire forest adventure course of rope bridges, Tarzan Swings and zip slides.
For garden lovers, the Lake District abounds with beautiful examples.

Be sure to visit Holehird, near Troutbeck Bridge, the home of the Lakeland Horticultural Society.
Satterthwaite derives its name from the old Norse words 'saetr' and 'thveit' meaning 'the clearing for the summer pastures'.
It is a village of about 50 houses, the Church of All Saints and the Eagle's Head pub, our local freehouse offering real ales and fine food.
