A relaxing & comfortable waterfront Guest House in the picturesque sailing village of Kippford, with stunning views, quietly tucked away on the sleepy Solway Coast in Dumfries & Galloway, South West Scotland. We offer superb bed & breakfast (B&B) accommodation over three bedrooms providing double, twin or triple occupancy. All our rooms have been re-furbished to a high standard to make your stay with us a comfortable and enjoyable experience.

Our enviable waterfront position provides glorious and uninterrupted views across the Urr Estuary which guests can enjoy, along with the many stunning sunsets which occur throughout the seasons, from our spacious conservatory. Kippford has 2 excellent pubs in the village, both within strolling distance and serving food daily, which makes for Rosemount to be one of the finest places to stay in the area.

We offer fresh fruit, yogurts, fruit juices, cereals, toast & preserves and porridge slow cooked the traditional way in the Aga overnight.
Our cooked Scottish breakfast is a hearty meal to set you up for the day.
We offer excellent bed and breakfast accommodation over three bedrooms providing double, twin or triple occupancy.
All bedrooms have TVs with digital freeview or freesat services along with tea & coffee making facilities.
All our guest bedrooms are located on the first floor of the main building with stairs leading to them, with the chalet/annexe having steps as well.
If you cancel your booking with less than 5 (five) days before the scheduled check-in time a charge equivalent to the cost of one night's stay will be levied.
Kippford and the surrounding area with its mild climate (due to the influence of the Gulf Stream) provides fantastic opportunities to enjoy wonderful scenery, varied wildlife, historic buildings and beautiful gardens, along with outdoor activities most of the year.
Kippford is a picturesque sailing village on the Urr Estuary.
At the beginning of the 19th Century the village was a busy ship-building and fishing centre.
From the early 1900s onwards it developed as a resort for leisure and sailing.
Dumfries & Galloway is a region of contrasting landscapes, enthralling culture and curious wildlife.
Rosemount Guest House is located on the Solway Coast which is designated as an area of 'Outstanding Natural Beauty' and is the perfect base to explore the region from.

Kippford is on the Colvend Coast road off the A710 between Colvend and Dalbeattie.
Travelling in either direction you will see signs for Kippford.
Turn onto the road and follow it until you reach the waterfront.
Keep going until you reach Rosemount Guest House on the left-hand side, just opposite the wee pier.
From Stranraer, take A75 to Castle Douglas.
From Castle Douglas take A745 to Dalbeattie then A710 (Solway Heritage Trail), to Barnbarroch.
Turn right approximately 100 yards past Barnbarroch for Kippford.
