We are very easy-going and try to meet our guests' requirements, so we have no strict check-in or check-out or breakfast times. Just tell us what you would like and we will do our best to accommodate you. When you arrive you can enjoy a cup of tea or coffee to recover from your journey, maybe in the garden if the weather allows (one thing we cannot do is to guarantee the weather!).

We are not a hotel; if you stay with us you are staying in our family home. Some people like the grander and more impersonal nature of a hotel, but many prefer the cosier environment of a family home. We have had many guests who have been happy with us and have enjoyed their experience, sometimes staying for a week and sometimes returning many times.

We have 2 rooms: one twin, with private bathroom, and one double (or family) room with en-suite bathroom. We are often asked what "Arawa" means.
Services
We have travelled a bit and have lived abroad and particularly enjoy having guests from abroad.
We can manage "ein bisschen Deutsch", "un petit peu de Francais" and are fluent in Dutch (which is really useful, because most Dutch people speak good English, though we have had Dutch visitors who did not and were greatly relieved to be able to chatter away in their native tongue!).
We try to be as "green" as we can.
We have solar hot water heating backed up by the most efficient central heating boiler available (a Kidd boiler) and in fine and warm weather we can often switch off the boiler altogether.
We are noted for our breakfasts and guests have often said that after one of our breakfasts they did not need to stop for lunch.
So now we use the description "set-you-up-for-the-day breakfast".
We use local or English produce where we can and your breakfast is cooked just for you, and just in time for you.
It is as healthy a breakfast as you could wish for.
We do our best to meet any special dietary requirements, so please tell us if there is anything special that you need.
If you need to be out and away too early for breakfast we can usually prepare you some bacon sandwiches or something similar to take with you.
Our accommodation is about 10 minutes' walk from Oxted railway station, which has easy and direct connections with London (30 minutes to London Bridge, 40 minutes to Victoria).
Gatwick and Heathrow are also easy by train.
And yet people who live deep in the countryside have remarked how quiet it is here.
Our guest rooms overlook the gardens to the south and are themselves not overlooked.
Although not large, our garden is very pleasant and many guests have said how much they enjoy it.
And we are about 25 minutes by car from Gatwick and about 45 to 60 from Heathrow.
