Jim & Annette Parkinson (Summer and Jasper) would like to welcome you to their bed and breakfast accommodation situated in the heart of the small seaside town of Wells next the Sea, in Norfolk England. Manor Farm Guesthouse is a late Georgian period house set in spacious gardens with ample parking and offers comfortable B & B accommodation at competitive prices.

We are situated in a quiet location in the south of Wells, yet only a five minute walk from the town center shops, restaurants, pubs and harbour. Close by is arguably one of the best beaches in the U. K. The town gets very busy during peak season and we advise you to pre-book for your evening meals prior to traveling. We welcome a variety of guests including families with children of school age upwards, as long as they are supervised whilst on the premises.
Services
We have four en-suite light and airy rooms available, furnished to a high standard.
All rooms have tea/coffee making facilities a freeview TV/DVD in the house and a Freesat Smart TV in The Snug.
Our twin en-suite bedroom.
This room lights up with the early morning sun and as such is decorated in pale yellow with light bedding.
A wonderful room to welcome a new day.
This room also has a TV and DVD player.
Bedroom 3 is an en-suite bedroom overlooking the courtyard and is furnished with a king size bed.
When we accept your booking, we will ask you to pay a deposit equal to the first night of your stay.
Should you need to cancel a standard booking or change your booking dates, we will only refund your deposit if we can successfully re-let the room you have booked.
Should you need to cancel less than 48hrs before you are due to arrive you will be liable for 50% of the cost of your stay or 100% of the cost of your stay if cancelled within 24hrs.
We will refund you for the dates we are able to re-let the room you have booked.
We are happy to accommodate those with special dietary needs if possible, but unless you tell us in advance of your requirements, we will ask you to make a choice from our menu of: Porridge, Wells Pork Sausage, Local Smoked Bacon, Vegi Sausage, Tomato, Beans, Mushrooms, Toast or Fried Bread, and a choice of egg: Fried, Poached, Scrambled, Boiled or an Omelette.
You can help yourself to Fruit juice, tea/coffee, a choice of cereals and toast in the breakfast room.
We also offer packed lunches to those who plan a day on the beach or a walk in the country.
Our driveway in Market Lane is the first entrance on the right through the double black gates just before you reach Manor Farm Drive.
Normal check in time is between 4pm to 6pm.
Should you arrive earlier than this & we are not in, you are welcome to park your car in the driveway, saving local car park charges and use the outdoor toilet facilities behind the black gate situated at the left hand side of the house.

Your weekend guide Andrew Bloomfield was born and bred on the Holkham Estate and in the summer months works as a warden there.
In addition to being the author of "Birds of the Holkham Area" (published in 1993) and contributing articles to Birding World, British Birds, Birdwatch & The Norfolk Bird Report, Andrew has traveled to 23 countries in his quest for birds and has a wealth of field experience but his passion in life remains being out and about in his home county in search of birds and wildlife studying local population trends and bird behaviour as well a searching for his own rarities.
