The Nursery, our largest single-storey cottage, has been specifically designed to accommodate guests with mobility needs since its 2005 conversion. Our courtyard layout ensures easy access between properties while maintaining privacy, making us ideal for large groups seeking both communal and independent living spaces. Located just two minutes from the Lincolnshire coast, we provide a tranquil base for exploring the region's heritage sites, natural reserves, and coastal attractions. Our team prioritises attention to detail, from the welcome biscuits in each cottage to the maintenance of our five-acre caravan site with electric hook-ups and modern facilities.With over 15 years' experience managing heritage properties, we balance historical preservation with practical modern requirements. Holiday Cottages
Our 4* rated cottages provide spacious self-catering accommodation in converted historic buildings. Each property features modern kitchens, en-suite bathrooms, and private outdoor spaces. The single-storey Nursery cottage specifically caters for guests with mobility needs, while The Granary and Millhouse offer traditional charm with contemporary comforts.
Courtyard Rooms
Private en-suite rooms with double beds suit short stays of 1-2 nights. Located around a shared courtyard, these rooms offer free WiFi, TV access, and tea-making facilities. Not suitable for pets but provide convenient self-check-in options.
Caravan Pitches
Certificated Location site with five spacious grass pitches for caravans and motorhomes. Each pitch includes electric hook-up and shared water supply. Modern toilet, shower, and laundry facilities available. Dogs welcome with CAMC membership required.
Pet-friendly Stays
Selected cottages accept small pets with designated pet-friendly areas. The Nursery allows one small dog while courtyard rooms maintain pet-free environments. Outdoor spaces include secure patios and communal courtyards for guest use.
Accessible Accommodation
Single-storey design with ramp access in The Nursery cottage. Spacious layouts eliminate internal steps, featuring wet rooms with grab rails. Ground floor facilities include kitchen-living areas and bedroom with king-size bed.

What accommodation types do you offer?
We provide 4* rated holiday cottages, courtyard rooms for short stays, and Caravan Club Certificated pitches. All properties have modern amenities with specific options for pets and accessibility.
Are pets allowed on site?
The Nursery, Granary, and Millhouse cottages accept one small dog each. Courtyard rooms and caravan pitches maintain pet-free environments. Guide dogs are welcome in all accommodation types.
How accessible are your properties?
The Nursery cottage offers full wheelchair access with single-storey layout, ramp entrance, and adapted wet room facilities. Other cottages have standard access with some steps between floors.
What payment methods do you accept?
We accept BACs transfers and card payments. Balance payments can be made via bank transfer using our sort code 30-97-95 and account number 43372968, or through emailed payment links for card transactions.
What are your check-in times?
Standard check-in is 4:00pm-7:00pm for cottages, 2:00pm for caravan pitches. Early check-in from 2:00pm available for CL site with additional fee. Courtyard rooms have self-check-in options.
Do you have cancellation insurance?
We recommend holiday insurance as cancellations within six weeks (cottages) or seven days (rooms/pitches) incur 100% charges. Deposit payments are non-refundable under our cancellation policy.
