Award-winning, four-star Rosehill Guest House is centrally located in the pretty Victorian town of Pitlochry. We are just mintues from the train station and bus stop and a short walk to the world famous Pitlochry Festival Theatre. Rosehill, owned and run by Jackie MacLellan and her family, has recently been fully refurbished and designed with comfort and style in mind.

We are proud of our links with Rob Roy MacGregor, Scotlands own Robin Hood. Pitlochry is the official end point of the world famous Rob Roy Way and Rosehill is the first guest house offering bed and breakfast accommodation that you come across after completing this long-distance walking trail.

Here at Rosehill we give you the finest breakfast - one that will set you up for the day ahead, using only the freshest, locally produced Scottish ingredients.
Enjoy the choice of cereals and juices, toast and jams from our extensive buffet table, followed by a full cooked Scottish breakfast.
Breakfast is served daily in the dining room from 8.00am - 9.00am and early breakfast is available by arrangement.
We cater for all dietary needs, so please just let us know if you have any special requirements.
We offer very competitive rates whenever we can, from time to time through out the year we have some great last minute reductions.
Cancellations within 2 days of arrival will be charged for the entire length of stay, if cancelling while resident with us it will incur the full charge of the stay.
We have a drying room for those walkers and cyclists requiring their clothes and boots to be ready for the next day's exertions.
Storage for cyclists and motor bikes is also available for your use.

Rosehill Guest House is easy to find and centrally located, just off Atholl Road, the main street in Pitlochry.
From Perth, take the A9 north, following the signs for Pitlochry.
After approximately 25 miles/40 minutes, take the slip road on the left (A924) signposted for Pitlochry.
Shortly after passing under the stone railway bridge, you will see the Police Station and Tourist Office on your right.
Just after the first set of traffic lights, turn immediately left into Ferry Road and immediately left again into Rosehill car park.
